Marriott has rolled out a March update (yes – they do these monthly) to the Terms and Conditions governing its Bonvoy guest loyalty program.
The most recent update deals with the StudioRes and Sonder brands that are being launched and integrated into the Bonvoy and which we covered already this week (read more here and here).

StudioRes
xxxii. StudioResTM – all locations participate as follows:
- Earn Points or Miles as described in Section 2.1.a where Members will earn four (4) base Points for each U.S. dollar spent on Qualifying Charges. However, Members do not earn Elite bonus Points or Elite Night Credit.
- Members receive limited benefits as outlined in Section 4.
- Marriott Bonvoy Events as described in Section 5.
Limited point earnings, no elite bonus, and no elite qualifying nights.
Sonder
xxxiv. Sonder by Marriott Bonvoy – Effective October 30, 2024, Sonder Apartments and Sonder Hotels (together “Sonder by Marriott Bonvoy”) will participate in the Loyalty Program. Certain Sonder by Marriott Bonvoy properties (individually a “Limited Sonder Property”, or together “Limited Sonder Properties”) will have limited earn and benefits through June 2025. Members can view a list of these properties here.
- Limited Sonder Properties can only be booked through (i) the Sonder support team↗, (ii) using Sonder.com↗, or (iii) using the Sonder mobile app (together, “Sonder Channels”). Members who book on Sonder Channels and complete their Stay before the Limited Sonder Property has begun full participation (as outlined in B C and D below) will earn Points on Qualifying Rates only as described in Section 2 and will not receive on-property Member benefits (as outlined in Sections 1 and 4). Elite bonus Points will be awarded on Qualifying Rates only.
(1) Members can redeem Points for Award Redemption Stays at Limited Sonder Properties as follows:
⦁ Reservation must be booked at least seven (7) days prior to arrival date (by 11:59pm local time at property). Members cannot book, modify, or rebook an Award Redemption Stay within seven (7) days of arrival.
⦁ Any modifications to an Award Redemption Stay reservation will require a full cancellation of the original reservation and a new Award Redemption reservation must be booked.
⦁ Members cannot book Gifted Award Redemption Stays, but may transfer Points to another Account as outlined in Section 2.8.
⦁ Only Points can be used for an Award Redemption Stay at Sonder by Marriott Bonvoy, Members cannot redeem Free Night Awards. Stay for 5, Pay for 4 is not available for Award Redemption Stays at Sonder by Marriott Bonvoy.
⦁ Points refunds and free night credit(s) for any unused portion of an Award Redemption Stay are NOT available for Stays at Sonder by Marriott Bonvoy if the Member has a late cancellation, no-show, or early departure.
4. Members who book on Sonder Channels and complete their Stay after the Limited Sonder Property has begun full participation (see effective dates here) will receive earn and Member benefits as outlined in Sections 1, 2, and 4.
5. Members who book reservations through Marriott Channels will earn Points as described in Section 2 and receive Member benefits as outlined in sections 1 and 4.
6. Marriott Bonvoy Events rules apply to Sonder by Marriott Bonvoy as described in Section 5.
It seems that June 2025 is the new deadline for fully integrating these Sonder properties into the Bonvoy. Until then, they participate in a limited capacity.
Elite Benefit Guarantees
vii. The following Participating Brands do not participate in the Elite Benefits Guarantee: StudioRes, Homes & Villas by Marriott Bonvoy. Homes & Villas by Marriott Bonvoy does not participate in the Ultimate Reservation Guarantee. Limited Sonder Properties do not participate in the Elite Benefits Guarantee or the Ultimate Reservation Guarantee.

This StudioRes is a weird Marriott brand, as you won’t earn any elite qualifying nights or an elite bonus when staying there.
The benefits at Sonder properties are in line with those offered by Marriott brands once the brand becomes integrated and bookable through Marriott channels.
